Here’s how to select the best location for your Flat in Kolkata

Buying a home is perhaps one of the biggest events in one’s life. As such, when people plan to buy a new home, there are endless numbers of things that they want to be sure about.

The location of the property is one such aspect that most people are quite particular and cautious about. And, why not? It is after all the location that has a major influence on the environment that the occupants of a certain property are going to live in.

In my career spanning over twenty years as a real estate broker, I have helped many people find the best properties in the locations they desire. And only last month when I was working with an elderly couple who were looking for flats near Budge Budge, I thought of penning down my thoughts on how to select the best location for a flat in Kolkata.

Selecting the best location for your Flat in Kolkata

Neighborhood:

While looking for a flat in a good location in Kolkata, people must be very critical about the neighborhood. In Kolkata people usually have troubles with the shanties that come up in almost any vacant stretch, the sewage canal that runs right from the middle of residential areas as well as the water logging issues that often crop up due to poor maintenance of the drainage channels. As such, at least I always recommend that when deciding on the location of a property, these factors must be definitely taken into account.

Safety: 

The Kolkata of today is much safer. Unlike the yester years, today elderly couples can live in their apartments without any fear of being robbed and butchered. People around are more aware and the law enforcement agencies too are always on the vigil. Nevertheless, it is always good to assess a location from a security stand point before buying an apartment there. Apartments in residential complexes always score a brownie point here as they usually have CCTv surveillance as well as security personnel on guard 24X7.

Amenities:

Along with the amenities within the residential complex, people should also try to assess the availability of basic civic amenities in the neighborhood where they plan to buy a property. There should at least be a doctor’s clinic, some retail shops selling grocery, stationery and other knick-knack, a park and a typical Kolkata market selling fruits, vegetables and other daily essentials for the kitchen. Good sewerage, electricity and water supply are definitely a must. 

Connectivity:

In Kolkata connectivity is literally never an issue as there are plenty of public transports available everywhere. However, if you have to commute to work daily via local transport you may want to assess the availability of autos as well as buses in the area as otherwise the daily commute can turn out to be quite exhausting for the body and the pocket alike.

Budget:
The location of an apartment has a big influence on its overall price structure. While apartments in developing areas are priced a little on the lower side, those that are well connected, are close to train stations and commercial centers as well as those in the prime locations certainly have a premium price. As such, while trying to finalize a particular location to buy an apartment, people must also try to chalk out their budget first. For instance, the elderly couple that I was working with gave me clear instructions that they wanted flats near Budge Budge and their budget could not exceed 40 Lakhs, which really helped me in finding the best option in the shortest possible time.

When assessing a property from the point of view of its location, always remember to have your own little checklist and go ahead with the deal only when you see that the maximum number of boxes have been ticked.
