Hiring a Property Manager, Is It Worth It?

Hiring a property manager can be a great decision. Property managers handle maintenance requests and paperwork, however, that's not all they do. They save you time, act as a neutral party between tenant and owner, and they also protect your property and privacy. Property managers don't just deal with properties; they deal with people. Properties aren't the ones that have the most problems, people are. People ask for late fees to be waived or need repainting in their apartments, and they come to the property manager with problems.


Rent


If you manage a property on your own, you are responsible for everything, including collecting the rent. The tenants know that you have control over everything, including whether or not to give them a break if they are late. So here it is, a few days into the month and your tenant hasn't paid their rent yet. You call them up to let them know that a late fee is being processed in with their rent and they beg you not to process it. They let you know they've always paid on time. They tell you they've done maintenance around the apartment and have always been a great neighbor. Now it's up to you to make a decision. You can either make the exception and possibly encourage them to do this again in the future. Or you can tell them no and possibly turn your good relationship with them into a bad one. This is where having a property manager comes in handy. They can tell the tenant that they'd love to give them a break, but they have to do their job and comply with fair housing laws. People understand someone doing their job, whereas you might just be perceived as the greedy landlord.


Time


Managing a property on your own can take up a lot of time. Collecting rent requires you to keep track of invoices and go to the bank. Maintenance means that you have to have a good relationship with contractors and schedule repairs in the apartments. You have to check to make sure the work was completed and pay for it. It may not seem like a lot of work, but together it takes up a lot of time you could be doing something else. Hiring a property manager can give you back a lot of that time to use as you see fit.


Privacy


Having privacy is priceless. A tenant showing up at your house because they're unhappy about something is not something you want. However, hiring a property manager can alleviate this.


If you want to rent the property but don't have the skills necessary, or don't want to enforce the rent or rules, think about hiring a property manager. Also, think about a property manager if you wish to save yourself time or if you value your privacy.
