Buying a plot of land is an important milestone, whether one is planning to build a house or intends to use the land for investment purposes. However, there are many important considerations that one must pay heed to when buying a plot of land, including paying attention to the legalities and paperwork involved. The property registration process in the state is governed by the Indian Registration Act, 1908, and overseen by the Tamil Nadu Registration Department.

1. Title Verification: Prior to getting started with land registration in Tamil Nadu, one must verify certain important documents, like the parent documents or previous sale deeds of the land, the Encumbrance Certificate (EC) for 20–30 years, and layout approval from CMDA or DTCP. It is also crucial to check the land’s Patta, which is a legal revenue document that serves as proof of land ownership. Careful title verification makes sure that there are no legal disputes or unpaid liabilities involved with the property.
2. Drafting the Sale Deed: The sale deed is among the most important documents needed in the property registration process. It includes:
- Details of the buyers and sellers
- Property description like survey number, extent, and boundaries

- All details provided in the sale deed must be accurate.
3. Calculate Registration and Stamp Duty Charges:

- Passport-size photos
- Copy of the Patta
- Encumbrance Certificate
Property tax receipts (if applicable)
5. Visit the Sub-Registrar’s Office: This step requires the presence of both the buyer and seller and includes biometric verification and photo capture. Property documents are verified, digitally recorded and given a unique registration number at this stage.
After registration, the document is scanned and uploaded to the Tamil Nadu Registration database, where it is available for online download in a few days. This becomes the official record of the plot registration. To complete the land registration process in Tamil Nadu, the buyer must also apply for Patta transfer at the Taluk office. Until the Patta is updated in the buyer's name, the property's revenue records remain incomplete.
