Qualcomm’s 2.56 Lakh Sq Ft Bet in Bengaluru Signals Stronger Demand for Managed Offices

Qualcomm India Pvt Ltd has signed a five-year lease for 2.56 lakh sq ft across the 5th, 6th, 7th, and 11th floors of the Virgo Tower in Bagmane Constellation Business Park, Bengaluru. The deal reportedly involves a monthly rent of ₹113 per sq ft, translating to a substantial financial commitment over the lease term.

This move clearly reflects Qualcomm’s strategic intent to deepen its engineering, R&D, and product development efforts in India. By taking a large-format space in a Grade-A tech campus, the company is staking its future on long-term innovation rather than short-term cost-cutting.

This kind of demand also puts the spotlight on workspace flexibility: companies expanding in Bangalore are increasingly weighing up managed offices over traditional leases. For teams that need serious infrastructure but don’t want to handle everything themselves, serviced offices in Bangalore for rent are becoming a highly attractive choice.

What’s interesting is how this deal fits into a broader wave: global tech firms are locking in quality spaces in key micro-markets along ORR and Mahadevapura, while also leaving room to scale. As more companies follow Qualcomm’s path, the market for flexible, managed workspace in Bangalore is likely to deepen, and raise the bar for both real estate players and coworking operators.
