The three aspects of real estate that are most significant

If you have been working in the real estate industry for any significant amount of time, you have likely heard the phrase "location, location, location" used to describe the three aspects of house sale maple ridge  that are considered to be the most crucial. That assertion has been made numerous times by individuals who are acknowledged at the national level and featured in major media outlets. I must respectfully but vehemently disagree with you. I feel that "site, timing, and circumstances" are the three most important things to consider when it comes to real estate, and the following explains why. 

 

Only the day before, I found myself driving through a site where I have been doing so for the past four decades. Indeed, forty years ago. On all of the maps and GPS systems, that location has not changed at all. After all of these years have passed, there is currently a significant building being place at that location. Why might someone be interested in this? Because just a few years ago, I was a member of a group of investors who held an option to purchase the property for a period of one year, and I was one of them. I was looking for a business investor to come in to build a truck stop at that location. It turns out that I was approximately two years too early because that is exactly what is happening in there now. My fellow business associates and I are, unfortunately, not eligible for any of that action's compensation. 

 

What is different?  

Both the timing and the circumstances were off. Farmland in northeast Ohio that was abandoned, overgrown, and unworked for the better part of four decades was located at an interchange for a major highway. The location has remained the same throughout, yet both the timing and the circumstances have undergone substantial shifts. One of the altered situations is that the other truck stop at that site is performing far better than what was anticipated in terms of revenue. 

They frequently have a line of vehicles, including cars and trucks, waiting in line to enter it. After traveling a distance of at least one hundred miles in the direction of Cleveland, Ohio, from Buffalo, New York, drivers will find it to be the first location where they can get gas at a lower price. This is because of the location of the city within the geographic region. 

 

Even if the location is one of the most important considerations, the property could not have been developed until the right time and under the right conditions (for example, when the economy was expanding and thriving and there was a demand for more amenities for people driving on the interstate). Before the group I was a part of getting the option to buy the home, it had been on the market for at least ten years after it first went up for sale. 

 

Another illustration is as follows. When I was a little girl living in Colorado, there was a giant mall in the area that was known as Cinderella City. It was a place that everyone looked forward to going to. Since I left Colorado more than 40 years ago, I've learned that Cinderella City turned into a failing shopping mall that was finally demolished to make space for low-income housing at that location. I was surprised to find out this information. Again, the place remained the same, but the timing and the circumstances were both different. 

 

The fact that demography and economics are included in the context makes the circumstances extremely essential. There is no better place than Florida to illustrate how timing and circumstances can transform the value of a region, and Florida is the perfect example of this. 

When considering making an investment in real estate, you should think in the long term about how you anticipate the timing and conditions of the future in relation to the property in question.
