What is The New Construction Regulation
No Construction near a water body: By rule, it is decided that near any water body under a radius of 200 meters, any kind of construction is prohibited. As the construction causes water pollution and damage to marine life, the drainage from the residential area pollutes the water, and construction dumps in water harms marine life disturbing the natural flow.
Uniform construction: For new residential projects it's mandatory to maintain uniformity in the establishment pattern. That is a set room size and road width should be constant throughout in areas of Navi Mumbai, and other parts of Maharastra. Which will give a new direction to the upcoming projects in Mumbai
Construction timings: The timings for construction have been limited from 6 am to 10 pm so it wouldn't cause inconvenience to the construction worker and the general public.
New development sites allocated: Many pre-launch projects in Mumbai are introduced along with the same new regulation for which extended land as necessary for the township would be granted. Many illegal and under-danger zone properties are sanctioned for redevelopment including those with ongoing projects in Mumbai. Even single-site reconstruction is allowed by MHADA considering occupant safety.
Updated safety measures: Under-construction projects are instructed to maintain proper safety precautions in the residential projects especially. For instance, the under-construction flats in Mulund are to update the fire alarm system and fire exit along with properly ventilated rooms, and drainage system to provide the resident's safety and comfort.
Maintain greenery: to increase the green belt and maintain environmental safety it's mandatory for the ongoing and upcoming residential projects to include green areas, gardens, and park spaces. It would provide relaxation areas for the inhabitant along with promoting green earth.
Commutable township plans: The government is encouraging a uniform township plan that is well-connected to the necessary daily life accumulation. For instance, in the ongoing project in Mulund commuting along with finding daily shopping for eatables and lifestyle is easy. Schools and hospitals in the near vicinity for regulated lifestyle.
How Do These Rules Solve Dwelling Problems for Masses
The updated rules generate a satisfactory amount of assurance, these rules would help in multiplying the residential areas. Due to the updated rules, many new projects can be inaugurated in the open belts that were restricted prior. And in doing so the other rule would maintain residents' safety and maintain a green balance in the city. The ongoing projects would be regulated to update these rules create safety measures, follow construction time, enhance the resident area with greenery, and keep the balance between nature and the township.
