For decades, the Dubbo property story was defined by detached houses on sprawling blocks. But as the city has grown into a thriving regional hub, the way locals choose to live has evolved. In 2026, a new chapter is being written. Across Dubbo, from the heart of the CBD to emerging suburban precincts, a wave of brand new apartment communities is rising, offering a fresh, low-maintenance way to experience life in one of New South Wales’ most dynamic inland cities.
A Skyline Changed Forever: No.1 Church Street
The most visible symbol of Dubbo’s transformation is the landmark No.1 Church Street development. Rising 15 storeys, it is the tallest building west of the Blue Mountains and has fundamentally altered the city’s skyline. After more than a decade of planning and construction, the building is on track to welcome its first residents, with completion scheduled for March or April 2026.
The 80 apartments will accommodate around 200 residents, with retail tenancies planned for the lower floors, adding a vibrant new dimension to the city centre. Developer John Walkom has emphasised that the project is about more than just housing: “It’s bringing the city to the country, and the acceptance we’re seeing shows that the demand is real”. He notes that many buyers are retiring farmers seeking a secure base in town, locals looking to downsize without giving up lifestyle, and others drawn to the convenience of lock-and-leave living.
Meeting the Need for Social and Affordable Housing
Dubbo’s apartment wave extends far beyond the private market, with a strong focus on providing homes for those who need them most. The NSW Government’s Myall Street development is nearing completion, set to deliver 16 new social housing units—eight one-bedroom and eight two-bedroom apartments. Located close to shops, the town centre, TAFE and the base hospital, the two-storey building will provide up to 28 residents with a place to call home. Two of the units will be adaptable for tenants with access needs, while the building will feature rooftop solar power and a rainwater tank for landscape irrigation. The project is also an opportunity for TAFE students to gain on-the-job training, with completion expected by mid‑2026.
Independent Living for Seniors
For seniors seeking a vibrant, low-maintenance lifestyle, BaptistCare’s $25 million expansion of the Kintyre Living Retirement Village is now underway. The project will add 40 new independent living villas to the existing community, with the first 17 completed in late 2026 and a further 23 expected by mid‑2027. Built by Dubbo locals for Dubbo locals, the expansion will provide more accommodation options for seniors wishing to stay close to their community as they enter retirement or “right‑size” their living arrangements.
A Pipeline of New Housing
Looking further ahead, the pipeline of new housing in the region continues to grow. A $2.3 million residential development on Dubbo’s far western edge has received approval, set to deliver 45 new homes. In the nearby village of Wongarbon, approvals are in place for a “village‑style” residential development on a seven‑acre parcel of land, which will be subdivided into eleven separate lots on which new homes will be built. It will be the first major residential development in the village since 2006, increasing its footprint by approximately 7 per cent.
A Market on the Rise
The demand for new apartments and homes in Dubbo is being driven by powerful fundamentals. The city has been ranked among the top three regional NSW markets for total sales, with the median dwelling price rising over the first quarter of 2026. With a major infrastructure pipeline—including the Central West Orana Renewable Energy Zone—bringing workers and investment to the region, the need for quality housing has never been greater. Local developers are responding, with PV Projects having recently opened Ropa Suites, a 16‑room serviced apartment complex built in response to the growing demand for premium, sustainable accommodation.
A City Building for Its Future
Dubbo’s new apartment communities are proving that the best developments are measured not just in square metres, but in the lives they transform. From the landmark high‑rise that has changed the city’s skyline to innovative social housing and vibrant retirement living, the city is building a future where everyone has a place to call home. Whether you are a first‑home buyer, a senior seeking a simpler lifestyle, or someone drawn to the energy of a regional city on the rise, Dubbo is ready to welcome you.
