A Market on the Rise


Industry reports highlight that in 2024, coworking operators leased around 12.5 million square feet of office space across India. This represented a sharp 44 percent increase compared to the previous year. Mumbai, as one of the leading contributors, played a central role in driving this momentum. The trend clearly shows that coworking has moved from being a niche option for startups to a mainstream choice across business sizes.


Growing Supply and Occupancy


The availability of coworking hubs has also expanded quickly. By late 2024, the flexible workspace supply across India’s top metros, including the Mumbai Metropolitan Region, had climbed to nearly 80 million square feet. What is even more telling is the high occupancy: in Mumbai, coworking spaces reported rates as strong as 94 percent, proving that demand is outpacing supply in key business districts like Bandra Kurla Complex and Powai.


Understanding the Costs


Money always matters in Mumbai, and here too coworking is creating ripples. The average monthly rental for a seat in a flexible office setup in the city touched ₹15,900 in FY 2024, compared to ₹12,500 in FY 2020. That is a 27 percent rise in just four years, reflecting both the popularity of these spaces and the city’s position as one of India’s most expensive coworking markets.


The Road Ahead


Projections by ICRA suggest that India’s flexible office supply will reach 125 million square feet by 2027, with Mumbai continuing to hold a large share of the pie. With startups, freelancers, and even corporates embracing this model, it’s clear that coworking is no longer just a backup plan—it is shaping the future of work in one of the busiest cities in the country.
