Regional center 

This type of shopping mall provides general merchandise and services in a wide variety and full depth. Its main attractions are the anchors: mass merchant, traditional, or discount department stores. When investing in commercial properties for sale, you can invest in a regional center. Regional centers are usually enclosed and have an inward orientation of the stores. The stores are connected with walkways and parking surrounds the outdoor perimeter.

Super-regional center 

This is similar to a regional center. However, because it is large in size, it has more anchors, draws from a large population base and has a deeper selection of merchandise. The typical configuration of the super-regional center is the same as the regional center. It is configured as an enclosed shopping center or mall.

Specialty/fashion center 

This is a center that is composed mainly of boutiques, upscale apparel shops, and craft shops that carry unique merchandise of high price and high quality. These shopping centers need not be anchored but sometimes entertainment or restaurants can provide the draw of anchors. A specialty or fashion center’s physical design is very sophisticated. It emphasizes a rich décor and a very high-quality landscape. These centers are usually found in trade areas with high levels of income.

Power center 

Power centers are dominated by a number of large anchors that include discount department stores, warehouse clubs, off-price stores or category killers. The center consists of several unconnected anchors and a minimum amount of small specialty tenants.

Festival/theme center 

You can invest in these if you are looking for a shopping mall for sale. These centers employ a unifying theme. The theme is carried out by individual shops in their design. The biggest appeal of festival centers is to attract tourists. They can also be anchored by entertainment facilities and restaurants.
